Project Description

In 2011, Hamilton Precinct was identified as a strategic asset suitable for immediate development to curb the housing shortfall in Port Hedland, particularly the need for key service worker accommodation.

The site consists of 25 hectares of level land, bordered by North Circular Road and Hamilton Road and traversed by two major storm water drains.

The project realises a 298-lot subdivision, capable of supporting up to 440 dwellings.

Our Role

NS Projects’ role was to work with our client to secure the necessary agreements with the State to enable the project to proceed, manage the due diligence process and deliver the project as development manager including all planning, environmental approvals and detailed design.

Challenges Overcome

  • Meeting extremely tight project time frames to achieve our client’s demand for accommodation required overlapping of a number of key development processes.
  • Creating a subdivision design that delivers the maximum yield on a site that is constrained by two drainage channels.
  • Managing project procurement constraints incurred as a result of the project’s regional location.
  • Securing key services for the development including sewerage and potable water post construction, when supply allocations are limited and not guaranteed for new developments.
  • Maintaining key stakeholder engagement processes with the State (as landowner), our client as project financier, the local government and key service authorities who are under pressure to deliver their infrastructure to meet the regions exponential growth.

Key Outcomes

In just twelve months from appointment NS Projects managed the delivery of a local planning scheme amendment, development plan approval, subdivision approval, detailed engineering and landscape design and preparation of tender documents for the entire 298 lots.
