41 Bishop Street

Project Description

The 41 Bishop Street building in Jolimont was originally constructed in the 1960’s as a two-level office space and was occupied by the Activ Foundation prior to commencement of the refurbishment works.

The City of Subiaco identified the building needed a major upgrade and engaged NS Projects in July 2011 to conduct a feasibility study for the site. The study determined the overall structure of the building was in good condition and a refurbishment would be more feasible than full demolition and rebuild.

A full refurbishment of the building’s interior and exterior was then undertaken prior to the release to the market for commercial office space.

Our Role

The City of Subiaco appointed NS Projects to provide project management and superintendency services. Our role involved management through the design, tendering and construction phases of the project. As a part of our services, we provided COS with reports and recommendations in relation to procurement, mitigation of risks associated with refurbishing an existing building, management and agreement for lease and integration of tenant works within the base build programme.

  • Refurbishing an ageing building.
  • Justifying the financial feasibility of the project.
  • Securing council approval to proceed with the project.
  • Managing hazardous materials.
