Wanneroo GP Super Clinic

Project Description

In September 2011, Edith Cowan University (ECU) signed a funding agreement with the Commonwealth to part-fund a GP Superclinic to be located on Dundebar Road, Wanneroo. The 3,070 sqm lot is adjacent to the existing library and cultural building.

The project consists of a high quality three level office style GP Superclinic with an overall gross floor area of 4,289sqm. The main plant room is included above roof level on a separate concrete slab and the building includes a part basement car park which incorporates 70 parking bays.

The project is being constructed as a shell and core building with the internal fit outs for the ground floor and third floor being installed by the tenant with NS Projects facilitating changes to base build and access etc.

Our Role

NS Projects was engaged by ECU to manage the initial business case necessary to secure federal funding along with finding and procuring the site. This extended to sourcing a suitable site and negotiating the purchase.

Once the site was procured, our role extended to being project manager and superintendent responsible for the delivery of the project.

NS Projects has been an integral part of the ECU Health Centre from developing the client brief, procurement of design team, management of design process, tendering the main construction contract and managing the construction, to managing the fit-out of the ECU spaces.

Challenges Overcome

  • Finding the site, managing the subdivision and negotiating the site purchase.
  • Building to council requirements to the boundary on a sloping site.
  • Constructing a shell and core building allowing for the most flexibility for future tenant fit-outs.
  • Dealing with numerous stakeholders during the design process.
  • Working with ECU on the fit out requirements as tenancy leases are negotiated.
