Project description
Richmond Quarter is a seven-storey mixed-use development plus two levels of basement parking located in East Fremantle consisting of 101 apartments, 18 short-stay units and 26 commercial and retail units including a roof-top bar. The site was occupied with a number of tenanted commercial buildings which required vacating prior to re-development.
The sales process commenced with a highly successful “off the plan” campaign in early 2013 which has resulted in over 90% of product now being under contract. Construction commenced with Pindan Constructions in late 2013 with completion anticipated for mid-2015.
Our Role
NS Projects are appointed as the development manager and project manager. A key activity that undertaken as part of our initial engagement was ta complete a project ‘health check’ and report which mapped out the project status and recommended key strategies to be employed established moving forward.
NS Projects’ role includes management of:
- Sales and marketing
- Legal and commercial
- Design
- Procurement and construction
Challenges Overcome
- Finalisation of the apartment floor plans. In order to meet market expectations while remaining efficient from a constructibility and cost point of view, close consultation with the joint venture, architect, quantity surveyor and sales and marketing team was required.
- Achieving an appropriate level of cost definition. Upon appointment, NS Projects immediately identified that there was uncertainty surrounding the construction cost (and overall financial return). A higher level of cost certainty was achieved by obtaining key information from the consultant team and appointing an independent quantity surveyor to provide an opinion on cost.
- Confirming the most efficient structural system from a construction programme and cost point of view. Through liaising with a number of key builders, NS Projects was able to ascertain which structural system is currently the most efficient in the industry which provided direction for the design team.
