Forrest Place Redevelopment

Project Description

The City of Perth’s has an objective to re-establish Forrest Place as the premier civic space by creating a safe and stimulating environment for people to use at all times of the day. The city has been redeveloping the space in stages with NS Projects being appointed for the recently completed stage, stage 3B.

Stage 3B included the construction of an interactive water sculpture, new alfresco and seating areas, extension to the existing stage and the re-waterproofing and paving of the area. In addition to this there is soft landscaping including the relocation and installation of nine mature Chinese Elm trees from Roe Street in Northbridge.

Our Role

NS Projects provided project management and superintendency services including management of statutory approvals and compliance reports, tender assessment, management of the works, stakeholder liaison and contract administration. Following the successful completion and opening of the project in November 2012, NS Projects worked with the City of Perth to effectively handover the asset to its various internal departments.

Challenges Overcome

There were a significant number of latent conditions discovered including non-compliant services, waterproofing issues and defective structural slabs. NS Projects worked in a collaborative manner with the client, design team and contractor to ensure these items were addressed in a prompt manner, keeping the works on programme and budget.

  • Careful consideration and management of a large number of stakeholders including surrounding retail, office tenants, property managers and respective COP departments (security, events, communications and urban design) ensured minimal disruption to their trade wherever possible.
  • A detailed staging plan in consultation with the client and contractor was derived, ensuring sight lines and pedestrian access ways were maintained wherever possible, to meet stakeholder expectations and coordinate effective management of pedestrian traffic.
  •  Despite the significant number of latent conditions and other complexities of working within a constrained site, the costs were controlled within the set budget. This was achieved through tight administration of the contract and by identifying and addressing potential problem areas in a proactive manner.
