Project Description
The project formed part of the Government Office Accommodation Program of buildings which were to be occupied by government tenants.
In addition to all 19 levels of the One40 William Street tower, the fit-out also included three fully restored heritage buildings, being the Wellington Building, the original Globe Hotel and the Bairds Building on Wellington Street.
Our Role
NS Projects was appointed project manager and superintendent’s representative for the project in 2010.
Our role included project team leadership, scope definition, procurement, cost and programme management and reporting.
Challenges Overcome
- Taking over a building where the base build contractor was different to the fit-out contractor. This necessitated that a clear line to be set from the beginning to ensure base build works were tested, commissioned and signed off in terms of compliance before the fit-out contractor took possession of site. Any issues that arose that were base build defects were required to be closed out quickly to prevent any delays to the project.
- Running on a tight programme to meet tenant moving dates.
- Managing key tenant/agency expectations with regard to design and programme.
- Managing heritage works interfaces to comply with tenant and authority requirements.
