130 Stirling Street

Project Description

130 Stirling Street involved subdividing 126-144 Stirling Street into two separate lots, with the existing fully occupied Hatch building on the northern half of the site remaining in place throughout construction.

This project helped satisfy the demand for a major new workplace in the north east fringe of the city. The a-grade standards and 5-star Australian Building Greenhouse Rating (ABGR) have been instrumental in attracting key tenants.

Retail and cafe tenancies on the ground floor entrance foyer contribute to greater life at street level in this corner of the city and the provision of 485 secure parking bays is significant in addressing parking shortage in the area.

Our Role

Charter Hall Group appointed NS Projects as project manager and superintendent. NS Projects’ role continued from team engagement through to concept review, early schematic design, builder engagement (under a design and construct contract), detailed documentation approvals and contract administration through to completion.

Challenges Overcome

  • Due to the Hatch building remaining in place throughout construction, careful consideration was given to site logistics and build ability issues at the design stage.
  • The project team was required to meet strict requirements to maximise energy efficiency throughout the building (and achieve one of Western Australia’s first 4.5-star NABERS ratings).
  • Achieving a high quality product in terms of both design and construction was a key priority for the Charter Hall Group. The project team rose to the challenge of meeting all standards within the tight constraints of a design and construct contract.
